What Having Multiple Listings on the Same Block Can Mean for the Sellers
It’s not every day that I get to put a FOR SALE sign three doors down from another one of my listings. But that’s exactly what’s happening right now on Sixth Street in Grosse Ile.
With 25450 Sixth Street currently on the market and 25478 Sixth Street joining it just three doors away, I now have two sellers on the same street trusting me to market their homes.
I’ll admit, I’m pretty proud of that.But beyond being a fun real estate moment for me personally, there’s something else worth talking about: There can actually be an advantage for both sellers. More Buyer Traffic Creates More Opportunity.
When I market a property, the goal isn’t simply to put it in the MLS and wait for someone to find it. I’m trying to create as many opportunities as possible for the right buyer to encounter that home.
Every online view, social media post, showing request, open house visitor, agent conversation and drive-by creates another point of exposure.
Now imagine concentrating some of that activity within three doors. A buyer interested in one Sixth Street property may discover the other. An agent bringing a client to see one home can easily become aware that another property is available just a few houses away.
Someone driving down the street because they saw one listing online is suddenly passing another FOR SALE sign.
Marketing one property can create additional exposure for the other.
That doesn't mean the homes are interchangeable. They're not.
It simply gives me another opportunity to put each property in front of buyers who have already demonstrated an interest in this particular area of Grosse Ile.
I’m Learning From Buyers on the Street in Real Time. This may be the bigger advantage. Real estate professionals have access to plenty of market data. We can analyze recent sales, active competition, pricing, days on market and other information to help guide our sellers.
But there's another type of information that's incredibly valuable: What are buyers actually doing right now?
When I'm actively marketing multiple properties in such a concentrated area, I'm not only looking at historical statistics for Grosse Ile. I'm seeing actual buyer activity. I'm communicating with agents whose clients are considering homes in the area. I'm receiving showing feedback. I'm seeing which features generate attention, what questions buyers are asking and where objections may be occurring.
That information gives me a much closer look at the current buyer pool than market statistics alone can provide. And when you're selling a home, current buyer behavior matters.
The Homes Still Need Their Own Strategies
Having two listings three doors apart doesn't mean treating them like the same property.
Quite the opposite. Every home needs to stand on its own.

Seeing which properties attract attention and which ones struggle. And understanding the small differences that can matter from one property to another.
