A Behind-the-Scenes Look at What Happens Before, During, and After a Michigan Real Estate Transaction

Buying or selling a home is one of the largest financial decisions most people will ever make. Yet one question seems to come up more than almost any other:


"Do I really need a REALTOR®?"


It's a fair question.


After all, homes can be found online. Contracts are available electronically. Information is everywhere.

So what exactly does a REALTOR® do? The answer is much bigger than opening doors or putting a sign in the yard. In fact, those are some of the smallest parts of the job.



REALTOR® vs. Real Estate Agent

Let's start with something many people don't realize. Not every licensed real estate agent is a REALTOR®.

A REALTOR® is a licensed real estate professional who is also a member of the National Association of REALTORS® and agrees to follow a strict Code of Ethics that emphasizes honesty, integrity, professionalism, and putting clients' interests first. It's a commitment to a higher professional standard.


For me, those aren't just words. They're the foundation of how I believe real estate should be practiced.



Before a Home Ever Hits the Market

Many people think selling begins the day a home is listed. In reality, the work starts weeks before anyone ever sees it online.

A REALTOR® helps sellers prepare their home for the market by discussing pricing strategy, recommending improvements that may increase value, coordinating professional photography, preparing required disclosures, developing a marketing plan, and making sure the property is positioned to attract the right buyers.


A successful sale rarely happens by accident. It starts with preparation.



Before a Buyer Ever Walks Through the Front Door

Buying a home is much more than scrolling through listings. Before we ever schedule a showing, we're often discussing financing, budget, neighborhoods, commuting, long-term goals, and what a buyer truly needs—not just today, but years from now.


As we tour homes, I'm evaluating much more than countertops and paint colors. I'm looking for things that could affect value, resale potential, negotiation strategy, and your overall investment.


Sometimes that means encouraging a client to pursue a home. Sometimes it means advising them to walk away. Both are equally important.



Writing the Offer Is Just the Beginning

Getting an offer accepted feels like crossing the finish line. In reality, it's more like reaching the halfway point.


Once a purchase agreement is signed, the transaction begins moving through inspections, financing, appraisals, title work, insurance, deadlines, negotiations, and dozens of details that most consumers never see.


Throughout that process, someone needs to keep everything organized, communicate with everyone involved, solve unexpected problems, and make sure contractual obligations are met. That's one of the most valuable roles a REALTOR® provides.



Negotiation Is More Than Price

When people think about negotiating, they usually think about one number: the purchase price. But many of the biggest decisions happen outside of price:


Inspection repairs.

Possession dates.

Closing timelines.

Buyer concessions.

Occupancy after closing.

Appraisal issues.

Contract amendments.


Every transaction is different, and successful negotiations require understanding not only the contract but also the goals of everyone sitting at the table.



Protecting Your Interests

One of the biggest responsibilities I have is helping my clients avoid problems before they become expensive ones. Sometimes that means catching a contractual issue. Sometimes it's noticing something unusual while touring a home. Sometimes it's slowing down a decision that feels rushed. And sometimes it's simply answering a question that someone didn't even know to ask.


Good representation isn't just about getting to the closing table. It's about helping clients make informed decisions with confidence.



What Most People Never See

There are dozens of phone calls.

Hundreds of emails and text messages.

Scheduling inspectors.

Coordinating with lenders.

Communicating with title companies.

Reviewing documents.

Managing deadlines.

Preparing amendments.

Tracking repairs.

Following up on appraisals.

Confirming closing details.


Much of the work happens quietly behind the scenes. If everything goes smoothly, that's usually a sign the process was managed well—not that there wasn't much to do.



My Philosophy

I've always believed real estate should feel personal. Technology has made searching for homes easier than ever, but it hasn't replaced experience, communication, or professional judgment.


In fact, I believe those qualities matter more today than they ever have. That's one of the reasons I created the Moving Downriver app.

Not to replace the relationship between a client and their REALTOR®, but to improve it.I wanted a better way to communicate, share information, educate consumers, and create a more personalized experience than the large national home search websites could offer.


Technology should support relationships.

Not replace them.

It's not about selling houses.

It's about helping people make some of life's biggest decisions with knowledge, confidence, and someone they trust by their side.
